798 Ponce de Leon
Selig Enterprises' mixed-use redevelopment of 1.75 acres at the corner of Ponce de Leon Avenue and Bonaventure Avenue in Virginia-Highland, across from Hotel Clermont. The plan calls for 375 rental apartments in studios, one- and two-bedrooms, with 10,000 square feet of street-level commercial space, rising roughly 13 stories along Ponce and stepping down to nine stories near the single-family homes on Maiden Lane, with a greenspace buffer at the rear. Fifty-seven apartments would be priced as affordable under Beltline overlay requirements, per Axios. Atlanta City Council approved the rezoning from C-1 to MRC-3 in October 2026; no demolition or construction schedule has been announced. The site holds low-rise commercial buildings that have housed China Dragon, Gusto!, Java Jive and Vesta Movement. No formal project name has been announced; this entry uses the address Urbanize Atlanta tags the project under.
