The southeast corner of Fortune Street and Ralph McGill Boulevard spent years as a boarded-up house, then an empty lot people stopped noticing on the way to Historic Fourth Ward Park or the Beltline’s Eastside Trail.

Three houses are now scheduled to finish there in December. The first is asking $1,799,999.

According to the builder, the corner was originally drawn as something else entirely.

What is going up at 341, 343 and 347 Fortune

Design-build firm Sunny Etc. is constructing three detached houses at 341, 343 and 347 Fortune St. NE.

The first listing, 341 Fortune, has four bedrooms plus a study, three and a half bathrooms and approximately 2,900 square feet. It includes a roof deck rated for a hot tub, two-car garage and elevator infrastructure, although the elevator is not included.

The entry level contains a lock-off suite with a kitchenette and laundry hookups. This is the only part designed with the flexibility to hold a second household.

The asking price is about $390,000 above the builder’s earlier estimate. When foundations were going in during November 2025, Sunny Etc. founder Senya Zaitsev expected the houses to list around $1.4 million each.

One estimate and one asking price do not establish market value. The prices attached to 343 and 347 Fortune and the eventual closings will show whether $1.8 million is an opening position or the new number for this block.

What the builder says was planned first

Zaitsev told Urbanize Atlanta that Sunny Etc.’s original concept was a three-story, 12-unit building with an affordability component. He said nearby single-family homeowners opposed the plan in 2021, prompting the firm to replace it with three detached houses.

That is the builder’s account. ATL Vibes & Views found no publicly available city rezoning case, council action or NPU-M agenda or minutes documenting the 12-unit proposal. That does not rule out a private design or informal neighborhood discussion.

What is visible now is clear: three market-rate houses with no rent restrictions or subsidies. Whatever the earlier affordability component contained, it is not returning to this address.

That is why three houses tell a larger story. Twelve households’ worth of housing was considered for the site; three houses are being built. Once construction ends, the corner will no longer look vacant. The missing nine homes will be less visible.

The housing type Atlanta created a category to allow

Atlanta defines its MR-MU category as two- to three-story, multi-unit buildings intended to address “missing middle” housing needs. The City Council added it to the city’s land-use compatibility table in April 2019.

The category creates a path between detached houses and large apartment buildings. It does not guarantee the denser option will survive opposition, financing or the development process.

Sunny Etc. completed the missing-middle Winton Flats project in Old Fourth Ward in 2023. Its portfolio also includes Metro Ville townhomes in Mechanicsville which is also market-rate housing.

My Take

A walkable corner near a park, the Beltline and Ponce City Market is delivering three detached houses instead of the 12-unit concept its builder says included affordability. The first house is asking nearly $1.8 million, with a lock-off suite as its closest approximation of another home. Watch what 343 and 347 Fortune ask when they list, then watch what all three houses actually sell for. Those numbers will show whether the first price was aspirational or whether this is now what new detached housing costs on this Old Fourth Ward block.

If you passed the construction at Fortune and Ralph McGill, what did you assume was being built there?
