<video:title>Atlanta's Skyline Just Changed Forever</video:title>
<video:description>Midtown just hit a milestone that hasn't happened in 35 years. A brand new 60-story tower at 1072 West Peachtree just reached its full height, making it the tallest new building Atlanta has constructed since the early 1990s. That crane you've been watching on the skyline? It's finally coming down. We got into what makes this tower different from anything else in the city, why Atlanta went three decades without building anything this tall, and what it actually signals for Midtown's future. The last time Atlanta built something this tall, One Atlantic Center and 191 Peachtree Tower were the ones doing it, and the developer behind this one is not a local name. The rest of the story, including what's going up in those upper floors and whether this is the start of something bigger, is on the blog. Link in bio to read the rest. <video:title>This Is Atlanta: Downtown Edition</video:title>
<video:description>Downtown Atlanta spent the summer hosting the world. The real story is what happens now that everyone went home.I spent 25 years selling real estate in this city, and I've never seen downtown change this fast. In this episode of This is Atlanta, we walk it: the building where CNN used to be, now reopened as The CTR after a $200 million overhaul. The 50 acres rising over the Gulch at Centennial Yards. The FIFA Fan Fest at Centennial Olympic Park, and the vendors and small businesses who bet their summer on it. Plus a 50 year old hotel with a tiki bar half the city doesn't know exists, a gaming hall inside a former department store, and the small business taking its brand on the road now that the tournament is over.Is this transformation real, or was it all World Cup makeup? By the end of this walk, you'll have your answer.Connect with AVVInstagram · YouTube · Newsletter · Partner with AVV</video:description>

<video:title>Memorial Drive Greenway Is Back | Atlanta’s New Park Plan Explained</video:title>
<video:description>The Memorial Drive Greenway is finally moving forward after years of delays and it could completely reshape this part of Atlanta. The project will run about half a mile from Oakland Cemetery west to the Downtown Connector, between Memorial Drive and MLK Jr. Drive. Current design options on the table include: • Event lawns with views of the State Capitol • Wide promenades and art spaces • Fountains and woodland gardens • Shaded walking paths • A central water feature near the food truck plaza Phase one is funded with $560,000 from District 5’s Moving Atlanta Forward bond and $500,000 from the Parks Department’s Improvement Fund. This will cover the design work and construction of one block of the park. Public input starts later this month and the city is asking for feedback before anything is finalized. </video:description>

<video:description>The property at 98 14th Street sits on four acres in the middle of Midtown, and for years it collected ambitious plans. A symphony hall was proposed for the site. Massive tower proposals followed. Then a luxury condo project. None of them got built. The Midtown Improvement District bought the four-acre property for $46 million. What opens there first is a lawn.It is called Midtown Green, and public programming starts in September:Free fitness begins September 3Lunch on the Green starts September 10The first artisan market is scheduled for September 13This is the temporary version of the space, not the finished one. The cost and timeline for the permanent park are still being worked out.I keep coming back to the gap between what was drawn for this site and what is actually opening on it. The renderings were grander every time, and the thing residents can walk onto is a mowed field with a schedule attached. That is not a downgrade so much as a different bet. Elaborate proposals at 98 14th Street have a track record of not surviving contact with financing. An open lawn with a fitness class on it does not need a lender to say yes.So the honest read is that the first real success at this address may be the smallest idea anyone ever had for it, which is letting Atlanta use the land while the permanent plan gets funded. If you live or work in Midtown, the useful move is to treat September as the test. Programming that draws people is the strongest argument the permanent park will have when the money question comes up, and the funding for that phase is still unsettled.</video:description>

<video:title>Atlanta Expands Public Access Along the Chattahoochee River | Major Land Acquisition Explained</video:title>
<video:description>Atlanta just reached a major milestone in expanding public access along the Chattahoochee River. A recent land acquisition south of the city permanently protects riverfront land, expands park space, and adds new opportunities for recreation, conservation, and long-term planning. In this video, we break down what happened, why it matters, and what it means for how Atlanta grows and uses its natural spaces. This project is part of a broader effort to create connected parks, trails, and river access points across metro Atlanta. If you care about Atlanta development, land use, or the future of public space in our city, this is one to watch. </video:description>

<video:title>Atlanta's Getting an Elevated Boardwalk Trail Through the Woods</video:title>
<video:description>About This VideoThis video covers the Silver Comet Connector Segment 3, a trail section currently under construction in Underwood Hills along Chattahoochee Avenue, just west of The Works. Instead of paving over the landscape, this design uses an elevated boardwalk that winds through the tree canopy over Woodall Creek while keeping the forest floor untouched below. It is scheduled to open in August 2027 and will serve as the missing link connecting downtown Atlanta to the Silver Comet Trail, giving riders over 60 miles of car-free route all the way to the Alabama state line. This is the kind of trail project that actually changes how people move through a neighborhood. For the full story, read the blog: Silver Comet Connector Segment 3 Brings Elevated Boardwalk to Underwood HillsWhat Is the Silver Comet Connector Trail? The Silver Comet Connector is the trail system being built to link Atlanta's core trail network to the Silver Comet Trail, which already runs 61.5 miles from Smyrna to the Georgia-Alabama state line. Segment 3 in Underwood Hills is one piece of that connection, and when it opens in August 2027, it will make a continuous 60-plus mile car-free route from downtown Atlanta to Alabama a reality. It is the missing link Atlanta's trail network has needed for years.Connect With AVVATL Vibes and Views covers development, dining, events, business, real estate, and neighborhood news across Atlanta. <video:title>DeKalb County’s Data Center Debate and Where the Money Could Go</video:title>
<video:description>DeKalb County is on the brink of a significant transformation as data centers plot their entry into the region. But what does this mean for local communities? While these facilities promise substantial tax revenue, they also bring increased energy consumption, strain on infrastructure, and limited job opportunities. In this video, we delve into the proposed data center campus in Ellenwood and the innovative plan by Commissioner Ted Terry to create the DeKalb for the People AI Tech Dividend Fund. This proposal aims to secure 50% of the tax revenue generated from the data centers for community benefit. With funds earmarked for libraries, youth and senior services, neighborhood improvements, and county reserves, the initiative seeks to ensure that local communities directly reap the benefits of these developments. Don’t miss the upcoming meeting on Tuesday, January 13th, where this proposal will be discussed—this could set a precedent for how data centers are managed in DeKalb County moving forward. Key takeaways from this video include: - The implications of data centers on local neighborhoods and economies. - An overview of the DeKalb for the People AI Tech Dividend Fund and its intended community impact. - Insight into the upcoming meeting that could influence future developments in the area. Join the conversation: Should DeKalb County require data centers to reinvest in nearby communities, or is it time to reconsider such projects altogether? </video:description>

      <video:title>MARTA Arts Center: High-Rises Could Transform Midtown</video:title>
<video:description>MARTA’s Arts Center Station in Midtown might finally get the high-rise makeover that’s been talked about for years. Back in 2022, bold proposals came in for the 6-acre site next to the High Museum and Alliance Theatre, but the project was shelved. Now, MARTA has a new leader and Arts Center is back on the table. The site could become a multi–high-rise development, but no design has been chosen yet — the renderings you’ve seen are old concepts, not the final plan. A new request for proposals could be issued as soon as January. With interest rates easing and Midtown booming, the timing might finally be right. Do you think Arts Center Station should rise into the skyline or stay low-key? </video:description>

The Sons of Atlanta Vietnam War Monument and Memorial Experience will feature a tribute sculpture, plaza, and commemorative wall honoring 240 Atlanta and Fulton County residents who were lost in action. Atlanta has been the only major U.S. city without its own Vietnam War memorial — until now. Fundraising is still ongoing through the Sons of Atlanta. <video:title>South DeKalb Is Getting Investment. The Question Is Who Owns It.</video:title>
<video:description>South DeKalb is seeing new investment along Memorial Drive, Candler Road and Glenwood Road after years of grocery store closures, vacant storefronts and stalled development. But the bigger question is whether longtime residents and local businesses will benefit from that growth or be pushed aside by it.This episode of This Is Atlanta: South DeKalb Edition examines four projects shaping the area: Candler Crossing, a $28.9 million mixed-use development anchored by Publix; the planned redevelopment of Belvedere Plaza after Kroger’s closure; Cottages at Midway, an 18-home development offering potential down payment assistance; and a permanent small-business and entrepreneur hub planned at New Life Community Alliance for 2027.These projects were not direct results of Decide DeKalb’s HR&A study. That research is a separate effort focused on attracting investment to South DeKalb without displacing the legacy residents and businesses already there. Together, the study and the active developments show where public officials, developers and community leaders say the area is headed.Announcements, grants and renderings are not the same as completed projects. A new grocery store does not automatically create local ownership. New housing does not guarantee existing residents can afford to buy it. Business support only matters if South DeKalb entrepreneurs can access it.We are going beyond the renderings to speak with developers, Decide DeKalb, entrepreneurs and residents. We are asking three questions about South DeKalb’s economic development: Who benefits? Who gets to own? Who gets to stay?South DeKalb is changing. Whether the people who sustained these neighborhoods will own a piece of what comes next is still being decided.</video:description>

<video:title>448 Homes Opened Early on Hogan Road. The School There Is Slated to Close.</video:title>
<video:description>Atlanta delivered 448 income-restricted homes in Greenbriar nearly a year ahead of schedule. The Stone Hogan community carries 192 senior apartments for residents 55 and older and another 256 apartments with one to three bedrooms for families with children. The land it sits on was roughly 23 vacant acres near the airport.Early delivery on income-restricted housing is not a small thing, and it should be said plainly: that is a real result. Affordable units that arrive ahead of a target are units that start housing people ahead of a target.A second decision is moving on the same street. Continental Colony Elementary is at 3181 Hogan Road, and Atlanta Public Schools has slated it for closure beginning fall 2027 under a district-wide under-enrollment plan. The board vote is scheduled for December 7.These came from separate institutions on separate tracks, and no verified evidence connects the two. I am not going to pretend otherwise. What I will say is that the sequence is worth sitting with:448 homes opened in Greenbriar ahead of their mid-2027 target256 of those homes are built for families with childrenThe elementary school on that same street is slated to close beginning fall 2027Hundreds of family homes and a school closure plan landing on one street is the kind of thing residents get to raise before a vote rather than after it. The question on the table is whether APS should be closing a school on a street where hundreds of family homes just opened, and the date that question has to be answered by is December 7.</video:description>

<video:description>Midtown’s Fire Station 15 at Piedmont & 10th Street is getting a major upgrade — and a new neighbor above it. The project will keep a modernized, fully functional fire station on the ground floor and add a 26-story residential tower with 282 apartments on top. Affordable Housing Breakdown: • 86 units (30% of total) will be affordable • 57 units for households making 50% Area Median Income (AMI) (~20% of all units) • 29 units for households making 80% AMI (~10% of all units) • Remaining units will be market rate Project Cost: $155M Funding: $85M tax-exempt bond approved by Invest Atlanta Projected Completion: 2028 Projected rents for the affordable units aren’t final, but early estimates give a good idea of what 50% and 80% AMI pricing could look like. With Midtown’s sky-high rents, these units could be a big deal for residents wanting to live near Piedmont Park without paying luxury prices. Do you think this is the right balance between growth and affordability in Midtown Atlanta? </video:description>

<video:title>Atlanta's Blight Tax Collected Nothing. Five Westside Addresses Are the New Test.</video:title>
<video:description>Five properties on Atlanta's Westside have stayed blighted through years of traditional code enforcement: 533 English Avenue, 748 Neal Street, 293 Sunset Avenue, 699 Joseph E. Boone Boulevard and 2795 Donald Lee Hollowell Parkway. The Dickens administration has asked City Council to authorize condemnation proceedings involving those five addresses. The wording on that request matters more than the headline number of properties does. The city has asked for permission to begin a process. These properties have not been seized. If eminent domain ultimately became necessary, it would have to move through Georgia Superior Court. What makes this worth your attention is the tool the city was supposed to be using instead. Atlanta approved a blight-tax ordinance that can dramatically increase taxes on qualifying vacant and abandoned properties. A city audit this year found Atlanta still had not established a formal program to actually implement it. The ordinance exists on paper. The machinery to run it does not.So the pattern reads like this: code enforcement did not move these blocks, the tax designed to make sitting on them expensive was never operationalized, and the administration is escalating to one of the strongest legal options it has. That is a city switching from a policy instrument to a list of named addresses. My read, after watching how long these particular corridors have carried vacant buildings, is that naming addresses is the part that changes behavior. A tax nobody administers is a rumor to a property owner. A council authorization attached to your parcel number is a phone call to your attorney. The risk is the opposite failure, a city that reaches for condemnation because it is easier than finishing the program it already passed. Both things can be true, and the honest question for residents on these five blocks is whether the Superior Court route actually ends with something built, or just with a longer file. The question the city has effectively put on the table: should Atlanta use condemnation more aggres</video:description>

<video:title>Atlanta Botanical Garden Is Finally Building a BeltLine Entrance</video:title>
<video:description>About This VideoIn this video I'm on the ground in Midtown where demolition equipment has finally arrived at the Atlanta Botanical Garden after three and a half years of planning. This is a 25 percent expansion adding 8 acres to the current 30-acre footprint, and the biggest deal here is a brand new entrance built directly onto the BeltLine Eastside Trail near Piedmont Road. That makes the Botanical Garden the first major Atlanta cultural institution to open a front door straight onto the trail. The $150 million project is targeting a late 2028 opening, putting the finish line about two and a half years out. For the full story, read the blog: Atlanta Botanical Garden Expansion Construction BeginsWhat Is Special About the Atlanta Botanical Garden Expansion? The current Garden covers 30 acres in Midtown and draws over half a million visitors a year. This expansion adds 8 acres and, for the first time, creates direct access from the BeltLine Eastside Trail, so walkers, runners, and cyclists can step straight in without navigating Midtown traffic or searching for parking. The $150 million project is designed around connectivity, not just square footage.Connect With AVVATL Vibes and Views covers development, dining, events, business, real estate, and neighborhood news across Atlanta. <video:description>The Truth About Amsterdam Walk! They approved it, despite years of pushback from the community. Portman Holdings is moving forward with a massive project: - 1,100 apartments - 150,000 sq ft of commercial space - 1,400 parking spots - And “affordable housing”… in one of the least affordable parts of the city. This is prime Midtown real estate, right on Monroe Drive, the BeltLine, and next to Piedmont Park. Traffic? Already a nightmare. Affordability? Still questionable. Impact? Major. This isn’t just a new development. It’s a shift in who gets to live here and how fast Atlanta is changing. </video:description>

<video:title>The Lodge development near East Atlanta Village </video:title>
<video:description>The Lodge Nears Opening at Moreland and GlenwoodAfter years of delays and stalled construction, The Lodge development is finally nearing completion at one of East Atlanta’s most visible intersections.Located between East Atlanta Village and Ormewood Park, the project is expected to open this summer with a mix of office, retail, hospitality, and workforce housing.Early tenant announcements signal the type of direction this development is taking, combining local operators with mission-driven organizations. At the same time, the project leans heavily on adaptive reuse, with the restoration of the historic Masonic Lodge building anchoring the site. The residential component also adds 42 workforce housing units, targeting residents earning between 30 and 80 percent of the area median income. In a market where affordability continues to be a concern, that piece alone makes this project worth watching.Architecturally, the new brick building overlooking East Atlanta Village is already drawing attention for its more traditional design, a contrast to the flat, modern infill seen across much of the city. Now that construction is nearing the finish line, the focus shifts from delays to impact. The real question is whether this becomes a true neighborhood destination or simply another completed project.Connect with AVVInstagram · YouTube · Newsletter · Partner with AVV</video:description>

<video:description>Tiny reporter exposes Airbnb party ban? You NEED to see this. Airbnb just made their anti-party policy permanent and Atlanta is one of their key focus cities. New “anti-party” tech checks: • Type of listing you’re booking • How close you live to the property • Whether it’s last-minute • If your account has reviews If your booking gets flagged, Airbnb can block or reroute it before it’s confirmed. Here’s what happened over just 2 summer weekends last year: • 51,000 guests were blocked or redirected • 900 in Atlanta • 2,400 across Georgia And now? That system is in place year-round. </video:description>

<video:description>Vela Park Food Works is open near East Lake Golf Club: six kitchens, a full bar, a patio and a large green space. The food hall was created by Robert Montwaid, the operator behind Chattahoochee Food Works and CTR Food Works Downtown. It sits inside Perennial Properties' new community, which carries 328 apartments and townhomes. The programming is already running, almost every weeknight:Mondays: triviaTuesdays: taco specialsWednesdays: Sounds on the GreenThursdays: Yappy HourFridays: live musicThe manager said lunch service has started and brunch is being planned.I have been twice in two days, and what stood out was not the food count. It was that people were outside with their families and their dogs on an ordinary weekday evening on a site that sat empty for a long time. East Lake has had the golf club and the neighborhood for years without a shared room in the middle of it. This is that room, and it comes with lunch already going and brunch on the way.</video:description>

      <video:title>Third Time's the Charm? BeltLine's Murphy Crossing Reboot</video:title>
<video:description>Murphy Crossing Is Back on the Table in Oakland CityAfter multiple failed attempts, Murphy Crossing is back with a new vision, and this time the Atlanta BeltLine is aiming big.The updated plan for the 20-acre site along the Westside Trail in Oakland City includes a mix of housing, retail, office space, light industrial uses, and adaptive reuse spread across five phases. It is one of the more ambitious redevelopment efforts currently tied to the BeltLine in Southwest Atlanta. What makes this proposal stand out is its use of I-Mix zoning, which is designed to allow industrial, commercial, and residential uses to exist together on the same site. That opens the door for a more layered project than the average mixed-use development, with space for not only housing and storefronts, but also smaller production and business uses that could better reflect the area’s history and working character. The latest concept also preserves several existing structures and introduces a design strategy that transitions from larger buildings near transit to a lower-scale edge closer to surrounding neighborhoods.Still, the biggest question is not the site plan.It is whether this version actually gets built.Murphy Crossing has already gone through multiple redevelopment efforts that ultimately fell apart, leaving many nearby residents understandably cautious about what comes next. So while the project has scale and potential, community trust and long-term follow-through will likely shape how this one is received just as much as the design itself. For Oakland City and the surrounding Southwest Atlanta neighborhoods, Murphy Crossing remains one of the most important BeltLine sites to watch.Connect with AVVInstagram · YouTube · Newsletter · Partner with AVV</video:description>

<video:description>Demolition plans have officially been filed for part of Northside Plaza in Castleberry Hill, just steps from Mercedes-Benz Stadium. While redevelopment details have not been announced, the site sits in the middle of one of Atlanta’s fastest-changing districts. In this video, we break down what’s been filed, what hasn’t been announced yet, and why this location matters. </video:description>

<video:title>Atlanta Builds Rapid Housing Ahead of World Cup 2026 — But Is It Just for Show? #atlanta</video:title>
<video:description>Atlanta is racing to solve its homeless crisis — and this rapid housing project in Berkeley Park is the latest effort to make it happen. Located near 17th and Northside Drive, this new development will turn shipping containers into 100 supportive housing units for people experiencing homelessness. Each unit will include a washer, dryer, and access to wraparound mental health services. The city says this is part of a larger plan to build 500 units by the end of 2025, just in time for the World Cup. But some are asking — is this real progress, or just a band-aid to make the city look good on the world stage? Berkeley Park, AtlantaTimeline: Completed by end of 2025. What do you think? </video:description>

<video:title>Why Old Fourth Ward’s Promised Grocery Store Fell Through</video:title>
<video:description>Old Fourth Ward’s long-awaited mixed-use project The Bowery is finally moving forward — but without the Publix grocery store that was originally promised. So what happened? After the 2022 shutdown of Atlanta Medical Center and a two-year rezoning freeze, developers say grocery partners like Publix pulled out due to reduced foot traffic and economic uncertainty. Now, construction is underway on 273 apartments, 12 townhomes, and limited retail — with no grocery anchor. The project kicks off this fall and will complete by mid-2028. In this video, I break down what’s really happening and how this shift impacts the community. Let me know what you think in the comments: Should developers continue building without real plans for food access? — I’m Mellanda Reese and I cover all things real estate and development right here in Atlanta. </video:description>

<video:title>Westview Waited Two Decades for Enota Park. The Finish Line Keeps Moving.</video:title>
<video:description>Enota Park is not a new idea in Westview. The idea traces back to a 2004 Beltline planning study. Property acquisition happened in 2007 and 2009. Then came years of planning, assembling land and designing the project, and construction finally started in April 2025.

The finished park is planned to cover about eight acres and connect Westview more directly with the Beltline. The plans include a boardwalk, a lawn, play areas, half-court basketball and other public spaces. The Atlanta Beltline says it is working toward completing all three sections by late fall 2026.

That is the part I would hold loosely. This project has already dealt with schedule changes and weather delays, so late fall is a target rather than an opening day you can put on a calendar. Two decades of planning tells you something about how a park like this actually arrives, which is slowly, in sections, with the date adjusting as the work does.

What I keep coming back to is that the waiting was the hard part and most of it is behind Westview. The land is assembled. The construction is underway. Eight acres that were a line in a study when a lot of us were doing something else entirely are turning into a boardwalk and a basketball court, and the neighborhood that was promised this park is close enough to start deciding what it wants to do there first.</video:description>

A new 1.3-mile link is connecting Washington Park to Bankhead and Historic Westin Heights. It’ll create the longest continuous BeltLine stretch yet — 6.5 miles of unbroken trail. No traffic. No intersections. Just smooth rides and serious momentum Developers are circling! Affordable housing plans are dropping and the mayor still says it’ll all be done by the 2026 World Cup. What do YOU think? Will Atlanta actually finish it in time? </video:description>

<video:title>18 Cottages on Two Acres in South DeKalb. The Income Tiers Are the Whole Story.</video:title>
<video:description>Eighteen new cottages are planned for a plot of land on Midway Road in Decatur, in South DeKalb. Two acres, eighteen units, and a structure that matters more than the unit count. All eighteen will not sell under the same income requirements. The owner of Microlife laid out the split: six homes reserved at 80% of area median income, six at 120% of area median income, and six at market rate. Area median income in this part of Atlanta runs about $80,000.The project is benefiting from a Decide DeKalb program built to make homes more accessible in South DeKalb. The mechanism is a buydown. Decide DeKalb buys down the market rate price point so that a household at 80% AMI, or one at 120% AMI, can carry the mortgage on a house that would otherwise be priced past them.A cottage court is a building type that focuses on establishing a housing community. And while this isn't a new concept, what makes this one worth a resident's attention is that two thirds of the homes have an income ceiling attached, on for-sale product, in a county where most new ownership housing is priced at whatever the market will bear. Six units at 80% AMI is not a housing policy by itself. It is six families who own instead of rent, and the structure is the thing being tested here, not the architecture. The questions that decide whether this is an opportunity for a specific household are the ones that have not been answered on the record yet: the verified pricing at each tier, the exact income limits, and how the application process works. Those are the numbers worth waiting on, because a buydown program only means something to you once you can hold your own income up against the limit and see which of the three tiers, if any, you land in.</video:description>

<video:title>North Point Mall's Arena Plan Passed 4 to 3. The NHL Team Is Still a Separate Question.</video:title>
<video:description>North Point Mall has spent years as the property everyone in north Fulton keeps asking about. What happens to it next? There is an answer to part of that question: Alpharetta City Council approved the redevelopment plan by a vote of 4 to 3.

This is not a mall refresh. The proposal would turn the property into a large mixed-use entertainment district with housing, hotel space, restaurants, retail, entertainment and hockey facilities. The piece drawing the most attention is a proposed 20,000-seat hockey arena, which the developers hope could eventually help attract an NHL franchise.

Here is the distinction worth holding onto. Alpharetta approved a redevelopment. It did not receive a hockey team. Those are two separate decisions made by two separate sets of people, and only one of them has happened.

What the council vote does is clear a hurdle. The city has said this vision can move forward, and a 4 to 3 margin tells you how much conversation it took to get there. What the vote does not do is settle how large the district ultimately becomes, because that answer sits with whether professional hockey follows.

My take: I would rather see a plan aim high and pass narrowly than watch this property sit through another season of speculation, and the mixed-use program here stands on its own list of uses whether or not a franchise ever lands. But the arena is the loudest part of the pitch, and the part the city controls least. The honest way to read this approval is as permission to build, not as a promise of an NHL team. Everything after that depends on a decision made somewhere other than Alpharetta.</video:description>

<video:description>Decatur is making a strategic move ahead of World Cup 2026 that many people may be overlooking. As cities across metro Atlanta prepare for the tournament, Decatur has announced WatchFest ’26, a month long series of public events tied to the transformation of its historic square. The goal goes beyond hosting watch parties and focuses on creating a crowd ready, flexible public space that supports tourism, local businesses, and long term growth. In this video, we break down what WatchFest ’26 means for Decatur, how it fits into broader World Cup planning across metro Atlanta, and why smaller cities investing early could see lasting benefits well beyond 2026. <video:title>Atlanta Airport Set for $310M Upgrade… Plus a $1B Expansion Plan</video:title>
<video:description>Atlanta’s Hartsfield-Jackson International Airport — the busiest airport in the world — could be in for a massive transformation. The city has already approved $310 million for upgrades you’ll notice soon, including: • A better rental car center • Upgraded SkyTrain • Clearer parking signs • New escalators On top of that, Atlanta is proposing about $1 billion in additional funding to modernize and expand the entire airport. That means new designs, better flow, and updated terminals that could completely change the way we travel through ATL. The proposal is expected to move forward in September, and if approved, upgrades will roll out in phases over the next few years. So, Atlanta — if you could improve one thing about our airport, what would it be? </video:description>

<video:title>The Stitch Was Supposed to Be Shovel-Ready This Summer. That Milestone Is Now 2027.</video:title>
<video:description>The Stitch has been one of Downtown Atlanta's biggest ideas for years: cap part of the Downtown Connector and build new public space over the highway. Earlier this year, the project was expected to become shovel-ready this summer.Summer came. That did not happen. The latest timeline puts shovel-ready status in 2027.What did move is the organization. Lee Harrop has joined as vice president of design and delivery. Caroline Ballard Leake has joined as vice president of communications and development. Money has been secured to keep design work moving. Behind the scenes, this is a project staffing up and funding its next phase of drawings. That is the tension I keep coming back to. Organizational progress is not construction progress. A leadership team and a funded design budget are real things, and they are the things a project needs before dirt moves. They are also the things that can keep advancing for years while the milestone residents were told to watch for keeps sliding forward on the calendar. So here is where The Stitch stands. The project is still moving. The milestone Atlantans were supposed to see this summer has moved another year away. Both of those are true at once, and holding them together is the honest read. The question worth sitting with: does this delay change how confident you are that The Stitch actually gets built?</video:description>

<video:title>DeKalb Has $10 Million for Down Payments. The Clock Starts When You Move In.</video:title>
<video:description>DeKalb County has a $10 million fund built to move people from renting into owning. It is called DeKalb HomeStart, and the money is designed to cover three of the costs that stop a purchase before it starts: the down payment, eligible closing costs, and an interest-rate buy-down.

The amounts move with income. Households earning up to 100 percent of Area Median Income may receive up to $20,000. Households between 101 and 120 percent may receive up to $15,000. Income-eligible DeKalb County employees may qualify for up to $25,000.

The part worth slowing down for is the structure. This assistance is a forgivable, deferred-payment second mortgage, not a check. Keep the home as your primary residence for ten years and the loan is fully forgiven. That is the whole bargain, and it is a reasonable one, but it means the money comes with a decade attached to it.

Applications are anticipated to open in fall 2026. The interest form available before then exists to notify you when that happens.

I have watched enough first-time buyers in this part of the metro get priced out by the gap between what they can carry monthly and what they can produce at closing. That gap is exactly what $20,000 closes. So my read is simple: treat the ten-year clock as the real term of the deal, and ask yourself honestly whether the home you are looking at in DeKalb is one you want to be standing in a decade from now. If the answer is yes, this is money that was put aside for us as residents, and it should go to people who will actually use it. If the answer is maybe, the forgiveness schedule is the thing to work out with your lender before you sign, not after.</video:description>

<video:title>100-Year-Old Building in MLK Historic District to Be Demolished by Georgia State #atlanta</video:title>
<video:description>Georgia State University will demolish a 100-year-old building in the MLK Historic District as part of its downtown Atlanta expansion. The building at 148 Edgewood Avenue, originally constructed in 1926 as a Georgia Power substation, will be replaced with a Fraternity and Sorority Life Plaza featuring green space for Greek housing, a mural to honor the building’s history, and salvaged brickwork from the original structure. This demolition is part of GSU’s broader plan to create a “college town” downtown — which also includes demolishing Sparks Hall at 33 Gilmer Street to build a Panther Quad and turning Gilmer Street into a car-free pedestrian zone. Preservationists and residents have opposed the demolition for over a year, citing concerns about losing another piece of Atlanta’s visual history. </video:description>

<video:title>Tiny Homes in Atlanta? Why This East Point Site Signals a Bigger Housing Trend</video:title>
<video:description>Tiny homes are making real moves in Atlanta, and a seven-acre site in East Point is the latest example. Originally rezoned for a 40-unit tiny home community, the property is back on the market — keeping the conversation alive around compact, community-centered living in transit-connected neighborhoods undergoing transformation.ATL Vibes & Views founder Mellanda Reese breaks down what's driving the tiny home movement across the city, from affordability and accessibility to the lifestyle appeal of shared green spaces and intentional community. The East Point site isn't an isolated case. Projects like the Micro Life Institute in Decatur have been making the case for smaller homes as a deliberate lifestyle choice for years — and Atlanta's urban core is catching up.The question worth asking: as land prices climb and transit corridors evolve, could tiny home communities become a genuine housing solution for Atlanta — or will they remain a niche market for a specific kind of buyer?</video:description>

<video:title>North DeKalb Mall Spent 20 Years as a Promise. Lulah Hills Is Standing.</video:title>
<video:description>Last year, we reported that construction was beginning at Lulah Hills, the redevelopment of the former North DeKalb Mall. This update is about what has taken shape since then and what neighbors can expect next. The 50,000-square-foot Publix building is now standing, and Novel Lulah Hills is rising next door with 303 apartments and ground-floor retail. AMC and Marshalls remained open through the transition, and Refuge Coffee joined the center in July. More shops, restaurants, homes and green space are planned. The first wave of new retail is expected to open in 2027, while the first Novel apartments are projected for late 2027. Those are targets, not one opening date for the entire development. We also look at Decide DeKalb’s financing agreement, which allows developer Edens to be reimbursed for up to $70 million from increased property taxes over 15 years as the project is completed.A year after our first construction update, Lulah Hills is no longer just a plan for the old mall site. We show what is standing now, what remains under construction and what to watch as the first new spaces prepare to open.</video:description>

<video:description>South of Atlanta, the growing master-planned town of Trilith is expanding with a brand-new section of rustic-modern townhomes called The Mill. These homes promise the full Trilith lifestyle—parks, trails, dining, entertainment, and even a soon-to-open 2,200-seat theater—without the multi-million-dollar price tag. The Mill at Trilith features: • 10 rustic-modern townhomes • 1,005 sq. ft. two-story floorplans • 2 bedrooms with jack-and-jill bath • Half bath downstairs • Dedicated parking (no garages) • Full access to Trilith amenities Prices range from $449K to $459K (compared to Trilith’s Enclave homes starting at $3.5M). Expected delivery is February 2026, and demand will likely be strong. Located just south of Atlanta in Fayetteville, Trilith has quickly become one of Georgia’s most unique communities, blending residential living, entertainment, arts, and film all in one place. What do you think? Is this really attainable housing or still out of reach? </video:description>

<video:title>A Pool and a Running Track Sit Empty Above Downtown. Somebody Has to Want All 74,000 Feet.</video:title>
<video:description>High above Courtland Street, behind floor-to-ceiling windows most people walk under without looking up, there is an indoor running track, a full-size basketball court and a swimming pool with no water in it. All of it belonged to the Peachtree Center Athletic Club, which closed in 2009. Much of what made the place unusual is still up there. The roughly 74,000-square-foot space is being actively marketed for lease. It comes with those windows, and with covered connections to MARTA and to the surrounding Peachtree Center properties, which is the kind of access downtown space does not always have.Images have circulated showing what could go in: cafes, gallery-style spaces, lounges. I want to be careful here, because that is the part that travels fastest and means the least. Those are possibilities. There is no confirmed redevelopment. What strikes me about this one is the shape of the problem rather than the square footage. A pool, a track and a court are not a blank floor plate. They are somebody else's very specific idea, left in place for more than fifteen years, and whoever takes the space either builds around that idea or pays to remove it. That narrows the list of people who can say yes.So the honest read is that a strange piece of Atlanta real estate has re-entered the conversation after sitting dark since the Great Recession. Being on the market is not the same as having a future. Its next chapter is still completely unwritten.</video:description>

<video:title>14 Townhomes Near Westside Park Starting at $250K Forever</video:title>
<video:description>About This VideoIn this video, I break down The Trust at Grove Park, 14 brand-new townhomes coming to Grove Park this summer starting around $250,000, and I mean permanently affordable, not just for the first buyer. These owner-occupied homes are reserved for households earning less than 80 percent of area median income, roughly $68,000 for a family of four, so we are talking about teachers, nurses, and city workers who have been priced out of buying intown. The community land trust model keeps prices low by separating the land from the structure, which limits resale appreciation but creates a real entry point into homeownership near Westside Park, where market-rate townhomes are clearing $400,000 and up. For the full story, read the blog: Affordable Townhomes Near Westside Park Starting at $250KHow Does a Community Land Trust Keep Homes Affordable in Atlanta? In a community land trust, the homeowner buys the structure but leases the land from a nonprofit trust. That separation keeps the purchase price lower and caps how much the home can appreciate at resale, so the next buyer also qualifies under income restrictions. It trades some equity upside for permanent affordability, and it is one of the few models that actually holds over time as surrounding neighborhoods appreciate.Connect With AVVATL Vibes and Views covers development, dining, events, business, real estate, and neighborhood news across Atlanta. <video:title>Is Southwest Atlanta’s Getting A New Neighborhood Starting at $200k?</video:title>
<video:description>Southwest Atlanta could soon see a major transformation. The City of Atlanta and the Atlanta Urban Development Corporation are planning an 11-acre housing project at 0 Barge Road, just past 285 and near Greenbriar Mall. The project calls for around 100 single-family homes for sale — not for rent — with 1–3 bedrooms, a mix of attached and standalone styles, and 30% preserved as greenspace. Market-rate homes are projected between $270K–$375K, while affordable units could range from $200K–$270K for households earning up to 80% of the area median income. What makes this site unique is its proximity to the future Ben Hill MARTA Bus Rapid Transit station, expected to open in 2030. City leaders are calling it a historic step toward creating a transit-friendly, mixed-income community, as part of the goal to deliver 20,000 affordable units by 2029. Do you think this will help revitalize Southwest Atlanta, or will prices still be out of reach? </video:description>

<video:description>After years of talk, The Stitch is finally moving forward — and it could completely change the heart of Downtown Atlanta. Phase One of this long-awaited project will cap the Downtown Connector between Peachtree and Courtland Streets, turning the freeway into a massive green space that connects Downtown and Midtown. The plan includes walking trails, gardens, a performance pavilion, playgrounds, and even a fog fountain that cools the air like a misty forest. With $50 million secured and construction prep expected by mid-2026, The Stitch is projected to generate $9 billion in economic value and 4,500 new jobs, helping reconnect neighborhoods long divided by the highway. Developer Kolter Urban is bringing 194 for-sale condos to market with a $1 million starting price, the highest entry point the Florida-based developer has set in Atlanta. What surprised me most is that the project had already racked up nearly $60 million in presales before construction even started. This is Kolter's third condo tower in Buckhead Village, and the location, walkable to dining, shopping, and spots like Peach Cobbler Cafe and Purely Pampered Nail Spa, does most of the selling. <video:title>A Church Bought a Buckhead Office Building. The Offices Stay, For Now.</video:title>
<video:description>Piedmont Place is a roughly 94,000-square-foot office building in Buckhead, and it still is one today. Christ Covenant Church has purchased the property for $16.9 million, with a long-term plan to turn the site into a centralized church campus anchored by a 2,500-seat sanctuary.
What makes this one worth sitting with is the gap between the purchase and the plan. The building is not going dark. In the short term, Christ Covenant intends to keep operating it as a multi-tenant office property, with that use expected to change as the church project moves forward. A project representative has said construction could begin within roughly a year to 18 months, with completion targeted for 2029.
So for the next stretch, the property carries two identities at once:

Today: a leased Buckhead office building
Long term: a church campus with a 2,500-seat sanctuary, targeted for 2029

I read this as part of a bigger pattern I keep watching play out across the city. Atlanta is working out what to do with office properties whose future may look nothing like their past, and the buyers making those calls are not always the ones you would expect. An owner who wants the site for something else entirely can still find value in the building while the plans move. For anyone paying attention to Buckhead real estate, the useful question is not just what a building is, but who is holding it and what they intend to do with the years in between.

<video:title>Atlanta’s City of Ink Tattoo Shop Faces Shutdown Over Zoning Rule</video:title>
<video:description>City of Ink, a legacy tattoo shop in Castleberry Hill, Atlanta, is being forced to shut down. Not for breaking any rules, but because of a zoning ordinance passed after it opened. The shop has been a cultural fixture since 2007, supporting youth art mentorships, community galleries, and creative programs that the city does not fund. Owner Maya Bailey has been part of this neighborhood for decades and is now fighting to keep the business alive. A hearing is scheduled for July 17, where he plans to plead his case. This isn’t just about one shop. It’s about protecting legacy businesses and the communities that give Atlanta its identity.</video:description>

<video:title>Five Points Finally Gets Real Senior Housing in 2027</video:title>
<video:description>About This VideoThis video breaks down the Five Peachtree Senior project, 65 units of rent-capped senior housing coming to Five Points in 2027, and why this one is different from every other downtown Atlanta promise we have heard before. According to Invest Atlanta, the timeline calls for 18 months of construction, meaning crews need to be in the ground by late 2025 or early 2026. In a state short roughly 60,000 housing units, seniors on fixed incomes are getting squeezed hardest as downtown property values climb, and this project is the proof of concept that pulls the next one in behind it. For the full story, read the blog: Five Peachtree Senior: 65 Affordable Units Coming to Five Points. Is there a housing shortage in Atlanta, Georgia?Yes. The debate over who is responsible has dragged on for years. Rent-capped senior housing in the urban core, near transit and walkable amenities, is exactly the kind of development that becomes harder to build once land prices catch up.Connect With AVVATL Vibes and Views covers development, dining, events, business, real estate, and neighborhood news across Atlanta. <video:title>$246M North Clayton High School Rising in Clayton County | Atlanta’s Most Impressive New Campus</video:title>
<video:description>Big changes are coming to Clayton County. A brand-new $246 million high school is taking shape on a hilltop just south of Atlanta — and it’s set to completely transform the area. Designed by Perkins & Will, the same architects behind Drew Charter and major BeltLine projects, the new North Clayton High School will be one of the most advanced educational campuses in metro Atlanta. The 380,000-square-foot facility will feature: - Modern architecture and bold design - A 5K cross-country course, golf complex, and indoor turf facility - A community health clinic with public access - Space for more than 1,700 students This isn’t just a new school — it’s a statement of investment in Clayton County’s future. I’m Mellanda Reese, and I cover all the developments shaping Atlanta’s communities — from real estate and redevelopment to design and culture. </video:description>

<video:title>Southwest Atlanta Lost Two Hospitals in 2022. A $700 Million Teaching Hospital Just Got Approved.</video:title>
<video:description>Southwest Atlanta has cleared a major hurdle toward a new teaching hospital. Morehouse School of Medicine and Atrium Health have received approval to move forward at 675 Metropolitan Parkway Southwest.

To understand the weight of that, go back to 2022. Atlanta Medical Center and Atlanta Medical Center South both closed that year, and South and West Atlanta were left with a serious gap in nearby hospital and emergency care. That gap has been the subject of four years of conversation.

What the approved project carries:

Atrium Health says it is committing more than $700 million to the hospital and the broader healthcare network around it.
The hospital is planned to open with around 50 beds, with room to expand to more than 700 over time.
Plans include a 24-hour emergency department, Level III trauma care, obstetrics, neonatal intensive care and other hospital services.

Here is the distinction I want to be careful about. Approval is not an opening. There are still major steps between a green light and patients walking through those doors, and none of them collapse into a ribbon cutting on their own.

What changed is the nature of the thing residents are waiting on. For four years, the healthcare gap on this side of Atlanta was a problem people described. It is now attached to a specific address, a named commitment, a bed count and a service list. That is a different kind of waiting, and it is a better one. An approved project with numbers on it can be tracked, questioned and held to a schedule. A gap cannot.

So the honest read: this is real, it is not open, and the useful thing a resident can do is watch the steps between the two. What gets signed, what gets scheduled, and how close the first phase of beds lands to the 50 on paper.</video:description>

      <video:title>Atlanta is seizing rundown apartments — here’s why… </video:title>
<video:description>Atlanta City Council just approved a major resolution — and it could change the future of neglected apartments across the city. Here’s what happened: - If multifamily apartments have been blighted for 10+ years, the city attorney can now use eminent domain to take them over. - Once seized, the properties will be evaluated and redeveloped into affordable housing. The first two targets: Magnolia Park in Vine City and Azalea Gardens in Bankhead. This comes after years of absentee landlords ignoring code enforcement, refusing to sell, and even hiding behind shell companies. Now the city says enough is enough. Do you think this is the right move to tackle blight and bring more affordable housing to Atlanta?</video:description>

      <video:title>14-Story Tower Planned for Virginia-Highland's Ponce Corridor</video:title>
<video:description>A massive development is coming to Virginia-Highland's Ponce de Leon corridor that will transform the neighborhood skyline. Selig Enterprises has announced plans for a 14-story mixed-use tower with 375 residential units and 10,000 square feet of retail space on a 1.75-acre site near Hotel Clermont. The development would replace several beloved low-rise commercial buildings currently home to Java Jive, China Dragon, and the original Honey Bubble Tea location. This represents a major scale shift for one of Atlanta's most character-driven neighborhoods. Selig is in early community discussions with the Virginia-Highland Civic Association, but no construction timeline has been set. What do you think about this development? Does it fit the neighborhood character or is it too much density? #AtlantaDevelopment #VirginiaHighland #PonceDeLeon #ATLCityGrowthConnect with AVVInstagram · YouTube · Newsletter · Partner with AVVYou Might Also LikeDynamic — renders related videos by category on the public page.</video:description>

<video:title>Historic Oakland City Warehouses Become 60% Affordable Housing</video:title>
<video:description>Historic transformation is coming to Oakland City. The iconic Cut Rate Box warehouses visible from MARTA — sitting at 1088 and 1100 Murphy Avenue since the early 1900s — are being converted into Oakland Exchange. The development brings 126 loft apartments to the site, with 60% of units designated as affordable housing. Thirty percent of units will be permanently affordable for residents at 60 and 80 percent of Area Median Income — a meaningful commitment in a neighborhood that has faced decades of disinvestment and displacement pressure. The project adds 16,000 square feet of commercial space while preserving both historic brick warehouses through federal historic tax credits and city funding. The public-private partnership between Atlanta BeltLine and Urban Realty Partners represents exactly the kind of development Southwest Atlanta needs — one that honors what was here while creating space for who lives here now.Located across from Murphy Crossing with direct trail connectivity to the BeltLine Southside Trail, Oakland Exchange ties housing, history, and transit together in one project.ATL Vibes & Views covers the development reshaping Atlanta — one neighborhood at a time.</video:description>

<video:description>Thought your property taxes might go down this year in DeKalb? Think again. Even though the school board lowered the millage rate, most homeowners are still looking at higher tax bills. Why? Home values in DeKalb have gone up... The new rate isn’t low enough to offset that increase. Schools are facing major cost hikes + possible federal funding cuts.So while the rate looks lower on paper, your wallet might still feel the hit. </video:description>

<video:title>$2 Million Townhomes Just Broke Ground in Buckhead</video:title>
<video:description>Construction just broke ground on the Veridian Buckhead development on Pharr Road, and the starting price is $2 million per townhome. In this video I break down what you actually get for that number: eight Frank Lloyd Wright-inspired townhomes with horizontal lines, natural materials, and city views to the south and east, plus a phase two that brings a 17-story condo tower with 51 units, a rooftop pool, spa, and yoga studio. The whole project carries a $100 million price tag and sits walking distance from Buckhead Village. I also get into why projects like this exist and what it says about where Atlanta is headed. <video:title>Atlanta’s Cheetah Nightclub Closing for 1,600-Bed Student Tower Near Georgia Tech</video:title>
<video:description>After nearly 50 years, Atlanta’s infamous Cheetah nightclub in Midtown is closing its doors. In its place, developers Core Spaces and Capstone Communities are planning a massive new high-rise: a 1,600-bed student housing tower with 5,000+ square feet of retail, located just steps from Georgia Tech. Core Spaces already delivered Hub Atlanta last year with nearly 800 beds, and this new project will be even bigger. Groundbreaking is expected in 2026 with phase one wrapping up by 2029. This marks one of the biggest redevelopment moves Midtown has seen in years — and another major shift in Atlanta’s skyline.Atlanta Do you think this is a win for the city, or the end of an era for one of Atlanta’s most infamous clubs?</video:description>

      <video:title>First Homes on MARTA's New Line in 25 Years | Peoplestown ATL</video:title>
<video:description>Atlanta is making transit history. The first homes designed around MARTA's new Rapid A-Line are breaking ground this Wednesday in Peoplestown. The Row 900 brings 16 transit-oriented homes ranging from $575,000 to $800,000 — 3 to 4 bedrooms, 1,500 to 2,000 square feet, with select units offering ADU options for added flexibility. Located four blocks from the BeltLine Southside Trail and walking distance to Center Parc Stadium, this development sits at the intersection of housing, transit, and neighborhood growth. The timing is intentional. April 18th marks the launch of Atlanta's first bus rapid transit route in 25 years — and The Row 900 is the first residential development built around it.This is what transit-oriented development looks like in practice: homes connected to public transportation, walkable to green space, and anchored in a neighborhood that's been waiting for this moment.ATL Vibes & Views covers the development reshaping Atlanta — one neighborhood at a time.</video:description>

<video:title>50 Apartments, Zero Parking Spaces in Kirkwood</video:title>
<video:description>About This VideoIn this video I cover one of the most talked-about development proposals in Kirkwood right now: 50 micro-apartments, two restaurants, and an office headquarters coming to 1976 Hosea L. Williams Drive NE with zero parking spaces. Atlanta-based developer Stryant is making this possible because of a 2024 zoning overhaul that removed parking minimums inside the BeltLine Overlay District. The units are AI-designed for space efficiency, the project is unsubsidized, and the BeltLine Eastside Trail is the connection that makes car-free living here at least worth debating. If this works, expect every BeltLine-adjacent neighborhood with a walkable core to try the same model. For the full story, read the blog: Kirkwood Is Getting 50 Parking-Free Micro-Apartments.What Is the BeltLine Overlay District and Why Does It Matter for Atlanta Development? The BeltLine Overlay District covers roughly a half-mile on either side of Atlanta's 22-mile trail loop. A 2024 zoning overhaul removed parking minimum requirements for developments inside this zone, which is what unlocked this Kirkwood project and could open the door for similar parking-free mixed-use development across every BeltLine-adjacent neighborhood with a walkable commercial core.Connect With AVVATL Vibes and Views covers development, dining, events, business, real estate, and neighborhood news across Atlanta. <video:title>The Arabia Mountain Vineyard Experience</video:title>
<video:description>We recently visited Arabia Mountain Vineyard expecting to see grapes and learn only about wine. But what we left with was a feeling of peace and a lesson on what makes this vineyard so special.Chief Experience Officer Hakemia Jackson is so full of life and gave us a wonderful private tour. From the vines to the creek, we discovered a family-run place designed for people to slow down, connect, and take in the beauty around them. The family also shared what it means to own a Black-owned vineyard in an industry where fewer than 1% of U.S. wineries are Black-owned. Their story is about more than a beautiful destination. It is about family, ownership, and creating something meaningful right here in South DeKalb.Arabia Mountain Vineyard is a weekend day trip more Atlantans should experience for themselves.Hear the full story in our next episode of This Is Atlanta: South DeKalb Edition, coming the first week of October.Connect with AVVInstagram · YouTube · Newsletter · Partner with AVV</video:description>

      <video:title>Gwinnett Just Landed A $2 Billion Commitment</video:title>
<video:description>Gwinnett County made a move that could change the entire employment landscape for Atlanta's northern suburbs. A Belgium-based pharma company quietly locked down 117 acres off Georgia 316, and the price they paid per acre is wild when you consider what's going up on top of it. Here's what we know: this isn't a warehouse or a distribution center. We're talking advanced pharmaceutical manufacturing, the kind that brings cleanrooms, lab technicians, and salaries well above Georgia's median income. The $14.3 million land deal is done. The $2 billion build is next. What we dug into on the blog: who this company actually is, why they chose Gwinnett over anywhere else in the country, and how many jobs this facility could realistically create. Two of those questions have answers that surprised us. If you live or work in Gwinnett or the northern suburbs, this one's worth the read. Drop a comment if you've heard anything about this project in your neighborhood. Connect with AVVInstagram · YouTube · Newsletter · Partner with AVV</video:description>

<video:title>Atlanta Just Hit A Housing Milestone Nobody Expected</video:title>
<video:description>In this video I cover Atlanta's biggest housing milestone in years: the ribbon-cutting on The Beacon on Cooper Street in Mechanicsville, the 100-unit apartment building that officially closes out Mayor Dickens' goal of 500 rapid housing units. These are not shelter beds. They are permanent studio apartments with real leases, wraparound services, and rental assistance, backed by over $60 million in city funding including $50 million in bonds, the largest single homelessness investment Atlanta has ever made. The city used modular construction to build fast, and the question I leave you with is whether 500 units is the finish line or just the first lap. For the full story, read the blog: <a href='/stories/atlanta-500th-rapid-housing-unit-beacon'>Atlanta Hits 500 Rapid Housing Units With The Beacon</a></p><h3>What Does Rapid Rehousing Actually Pay For?</h3><p>Rapid rehousing provides permanent housing with short-term to medium-term rental assistance, typically up to 24 months, along with wraparound services like case management, mental health support, job placement, and financial counseling. At The Beacon, those services are embedded directly in the building so residents are not bouncing across the city to get help. The goal is not just to hand someone keys but to make sure they can keep those keys a year from now.Connect with AVVInstagram · YouTube · Newsletter · Partner with AVV</video:description>

<video:title>Decatur Bet $13 Million on a Grocery Lease. The Store Is the Same Size as the One That Left.</video:title>
<video:description>A grocery store is coming back to the Baby Kroger block in Decatur, and the lease is signed. The space will be 15,000 square feet, the same footprint as Baby Kroger, which closed in 2022.The store sits inside AMLI Market Square, a mixed-use development with 358 apartments, 26,000 square feet of ground-floor retail, and 165 public parking spaces. Thirty-six of those apartments will be income-restricted at 80 percent of Area Median Income. The money came with a leash. Decatur's Downtown Development Authority approved a $13 million incentive in March 2025 on the condition that the bonds could not close until a grocery lease was signed. In February, the developer certified a ten-year lease with four five-year extension options. The grocer's name has not been announced. The lease term is where I would put my attention. Ten years with four five-year extension options is a grocer signing up for the possibility of five decades on a block that stopped working for the last one. Whoever signed it has looked at the 358 apartments going up overhead and decided the rooftops change the math.My take: the footprint is not the variable that matters, the daytime and evening population is, and this deal builds the population and the store at the same time instead of hoping one shows up for the other. That is the difference between 2022 and this. It is also the part nobody can verify until people move in. Site work began in June, and apartment pre-leasing is expected in late 2028.</video:description>

      <video:title>Johns Creek Finally Has a Downtown (And It's Elevated)</video:title>
<video:description>About This VideoIn this video, I walk through what just opened in Johns Creek and why it actually matters for the city's identity. The Boardwalk at Town Center is a nearly one-mile, 15-foot-wide elevated trail weaving through woods and along a creek, connecting City Hall, an amphitheater, and the upcoming Medley mixed-use development, all within a 20-acre town center. Johns Creek has had the wealth and the schools for years, but this is the first time residents have somewhere to point to when someone says meet me downtown. The grand opening is this summer, with Medley following later in 2026. For the full story, read the blog: Johns Creek Finally Has a Downtown and It Has a BoardwalkDoes Johns Creek Have a Downtown Area?As of 2026, yes, and it is anchored by the Boardwalk at Town Center. The 20-acre property sits adjacent to City Hall, bordered by Medlock Bridge Road and stretching between Johns Creek Parkway and East Johns Crossing. It includes a bandshell, terraced seating, pond overlooks, and pedestrian plazas, giving Johns Creek a centralized gathering space for the first time since the city incorporated in 2006.Connect With AVVATL Vibes and Views covers development, dining, events, business, real estate, and neighborhood news across Atlanta. <video:title>DeKalb Will Pay for Your Roof. It Wants Ten Years in Return.</video:title>
<video:description>A failed roof or a dead HVAC system is the kind of bill that decides whether a longtime homeowner stays or sells. DeKalb County's BrighterHome program is built against that outcome.

The structure, as it stands:

A $10 million fund offering forgivable loans of up to $30,000 per household.
Critical repairs covered, including roofs, HVAC, plumbing and accessibility upgrades.
The homeowner keeps the property as their primary residence for ten years after the repairs are done. Complete that period and the balance is forgiven.
No age requirement.
Preference includes people who have owned and lived in their home for at least 15 years, households earning up to 60 percent of Area Median Income, seniors, veterans and people with disabilities.

The ten-year string is the whole deal, and it deserves to be read as one. Repair money that arrives as a loan and leaves as a grant is real money, and the price is a decade of commitment to the address. For an owner who has already been in the house 15 years, that may be no price at all. For anyone who might need to sell, move closer to family, or make a decision they cannot see from here, it is a term to weigh before signing, not after.

What I would tell a neighbor asking about this: the timeline matters as much as the terms. Applications are anticipated to open in fall 2026. The interest form that exists today provides updates. It is not the application, and filling it out does not put anyone in line for the money.

So the useful move is to spend the gap between the interest form and the application understanding your own numbers. Know what the repair actually costs, know where your household lands against 60 percent of Area Median Income, and know how you feel about ten more years in that house. Those are the questions the paperwork will ask, and they are easier to answer on your own schedule than on the county's.</video:description>

<video:description>Georgia Tech is turning its North Avenue Apartments into World Cup accommodations this summer at $237 a night, and honestly, once you compare it to what downtown Atlanta hotels are charging, it starts making a lot of sense. We are talking about a private bedroom in an apartment-style unit built for the 1996 Olympics, just 1.3 miles from Mercedes-Benz Stadium, with MARTA access, breakfast, linens, and a fitness center included. Downtown hotels near the stadium are expected to hit $400 to $500 a night or more during the tournament. Half a million visitors are coming to Atlanta for the 2026 FIFA World Cup and the city needs every bed it can get. Tech is renting by the room, so you can book solo or lock down a whole unit with your group. This is the full breakdown of what you are actually getting, who this makes sense for, and what it means for Midtown Atlanta. <video:title>Georgia Tech Is Charging $237/Night for Shared Dorm Rooms</video:title>
<video:description>About This VideoIn this video, I break down Georgia Tech's plan to rent out student dorm rooms to World Cup fans for $237 a night this summer. The rooms are inside the North Avenue Apartments, originally built for the 1996 Olympics, just 1.3 miles from Mercedes-Benz Stadium. You get a private bedroom, linens, breakfast, fitness center access, and MARTA right there. With downtown hotel rates expected to hit $400 to $500 a night during the tournament, the math starts making sense fast. For the full story, read the blog: Georgia Tech Is Renting Dorm Rooms for World Cup Fans. Are Georgia Tech Dorms Worth It for World Cup 2026?For World Cup Atlanta 2026 accommodations, the North Avenue Apartments offer a private bedroom in a four to six bedroom apartment-style unit with a real kitchen and living room, not a standard cramped dorm. At $237 per night with breakfast included and MARTA access on campus, it is a practical lower-cost option compared to downtown hotels projected to exceed $400 per night during the FIFA World Cup Atlanta matches in June and July.Connect With AVVATL Vibes and Views covers development, dining, events, business, real estate, and neighborhood news across Atlanta. <video:description>Fulton County commissioners have approved a $900 million hospital campus in Union City to address the healthcare crisis left behind after Atlanta Medical Center South closed in 2022. The closure turned South Fulton into a recognized healthcare desert, with residents facing longer travel times for emergency care and lower life expectancy than other parts of the county. The new campus will include: - 200-bed hospital- Medical office building- Specialty care- Orthopedic services- Pediatric care- Freestanding ERThe full hospital is projected to open between 2030 and 2031, marking a major investment in long-overlooked infrastructure for the Southside Atlanta community.Connect with AVVInstagram · YouTube · Newsletter · Partner with AVV</video:description>

<video:description>Affordable housing in Atlanta usually comes with an asterisk. On paper, it sounds good. In real life, not so much. That’s why this Buckhead deal matters.A historic Peachtree Road tower is being preserved as fully mixed-income housing, not just a few set-aside units. Over 600 apartments. Locked in affordability. One of Atlanta’s highest-opportunity neighborhoods. This isn’t about lowering standards. It’s about redefining access.📍 Buckhead🏢 16-story landmark⏳ 25-year affordability commitmentAtlanta needs more projects like this. The real question is whether we’ll see them repeated.</video:description>

<video:description>About This VideoIn this video, I covered the groundbreaking of Candler Crossing, a $28.9 million mixed-use development anchored by a Publix at Candler Road and Glenwood Road in South DeKalb. This ends years of driving miles out of the way just to get fresh groceries. The development includes an 11,200 square foot retail building, green space, walking trails, and improvements to a nearby MARTA stop, all supported by a $3.82 million grant focused on walkability and transit access. Commissioner Nicole Massiah called it progress and possibility, and I agree. <video:title>Blandtown's 250-Unit Tower Just Ditched Its Retail Plans</video:title>
<video:description>About This VideoCrescent Communities' Novel Blandtown is nearly topped out on Huff Road, but the ground-floor retail that was supposed to activate the street is gone. In this video I break down why they swapped it for a temporary urban plaza, why that is actually a smarter move than it sounds, and what it means for a neighborhood that is adding hundreds of new residents over the next 18 months. The project sits on 3 acres with 250 units, 322 parking spaces, and a pool deck, and with Empire Communities' Longreen project down the street, Blandtown is about to hit a tipping point. For the full story, read the blog: Novel Blandtown Drops Retail for Urban Plaza on Huff Road. Why Did Novel Blandtown Drop Its Retail Plans?Crescent Communities removed the ground-floor retail component from Novel Blandtown and replaced it with a temporary urban plaza designed for farmers markets, food trucks, and community events. The reason is a classic chicken-and-egg problem: retailers want density and foot traffic before signing a lease, and the neighborhood is not there yet. A programmed plaza keeps the street active without the dead zone that empty storefronts would create while the market catches up.Connect With AVVATL Vibes and Views covers development, dining, events, business, real estate, and neighborhood news across Atlanta. <video:title>Virgin Hotels Is Coming to Downtown Atlanta in 2027</video:title>
<video:description>About This VideoIn this video, I break down what it means for downtown Atlanta that Virgin Hotels just signed on to Centennial Yards, and why this one feels different from every other hotel announcement we have seen. This is their first Georgia location, 261 rooms, three restaurants, and a rooftop pool with 10 private cabanas, all opening in 2027 inside a development that already topped out in late 2025. Virgin Hotels is selective about where they go, and the fact that they chose The Gulch tells you something real about the momentum building between State Farm Arena and Mercedes-Benz Stadium. The target opening is Q2 2027, and the operator behind this is not an out-of-town guess, it is the same Atlanta group behind Your 3rd Spot. <video:title>MARTA Just Dropped $10M on Indian Creek Station</video:title>
<video:description>About This VideoMARTA just cut the ribbon on a $10 million renovation at Indian Creek station, the easternmost stop on the Blue Line, and the upgrade list is longer than most people expected. We are talking a brand-new pedestrian bridge, a west plaza, fresh lighting, illuminated signage, new benches, landscaping, and a deep clean that riders have been waiting on for years. What the headlines are mostly skipping is the bigger picture: Indian Creek is now the anchor for a 1.7 million square foot Transit Oriented Development, meaning a whole new neighborhood scale of housing and retail is being built around this train stop. MARTA started at the end of the line instead of the splashy downtown stations, and that tells me something real about where this agency is headed before World Cup crowds hit Atlanta this summer. <video:title>Candler Crossing: Decatur’s New Gathering Place or Just Another Publix?</video:title>
<video:description>Decatur is about to see a major transformation at the corner of Candler Road and Glenwood Road. The $28.9 million Candler Crossing redevelopment just secured $3.8 million in funding from Decide DeKalb—and it’s being called “transformative” for Southwest DeKalb. Here’s what’s coming to the neighborhood: - A new high-end Publix (50,000 sq ft) - 11,000 sq ft of shops + restaurants - Greenspace + a walking trail - A renovated MARTA stop - One retail space reserved for a local business at below-market rent Construction kicks off next spring, with the first tenants moving in by October 2027. Developers say their vision is to create a walkable, sustainable gathering place that will serve this community for decades to come. What do you think—will this corner of Decatur truly become that gathering place, or just another shopping center with a Publix at the center? </video:description>

Key Highlights: - The Lofts at 2025 will offer over 600 mixed-income apartments, with rents ranging from $1,000 to $1,700, specifically for those earning between 50 and 80% of the area median income. - This project marks one of Buckhead’s largest mixed-income housing efforts, aiming to redefine what affordability looks like in high-opportunity areas across Atlanta. - We explore broader questions surrounding affordable housing: Should this model be replicated in other neighborhoods, or should it remain confined to specific areas? Viewers will gain insights into the evolving landscape of affordable housing in Atlanta, understand the significance of mixed-income developments, and consider the implications for future urban planning. <video:title>MARTA Preparing RFP for H.E. Holmes Station Redevelopment| Westside Atlanta Update</video:title>
<video:description>MARTA is taking a major step toward transforming one of the Westside’s busiest transit hubs — H.E. Holmes Station. The transit agency is preparing to release a Request for Proposals (RFP) for the 22-acre site, aiming to create a mixed-use community with affordable and workforce housing, art-in-transit placemaking, and two new StationSoccer mini-fields for local youth. The new fields will sit beside Invest Atlanta’s i-Village — the shipping container retail hub already bringing new life to the area. The redesign, led by Atlanta-based Chasm Architecture and Viridian Studios, will add glass walls, open light, and a more welcoming design for the 22,000 daily riders who pass through the station. This project could spark a new wave of investment and opportunity on Atlanta’s Westside — blending transit, housing, and community like never before. 💬 What do you think — is this the kind of progress the Westside needs? Follow along to stay updated on Atlanta’s biggest developments, projects, and neighborhood transformations. </video:description>

<video:title>Exciting NEW $3.5B Light Rail Plan for Atlanta BeltLine! </video:title>
<video:description>Atlanta BeltLine just unveiled a $3.5 billion light rail plan with almost the full 22-mile route and brand-new station locations for the Northwest, Southwest, and Southeast sections. Northwest: 5.5 miles from Donald Lee Hollowell to Armour Yards using the CSX freight line. $800M and serves Piedmont Hospital. Southwest: Murphy Ave to Donald Lee Hollowell. Southeast: Murphy Ave to Glenwood Ave. The Eastside Trail section is still undecided after community pushback changed the city’s starting point. The big vision is three loops of light rail: one around the BeltLine, plus a northern loop and a southern loop. But those extra loops depend on extending the Atlanta Streetcar to the Eastside Trail and Ponce City Market. That question came up in the public meeting and was not answered. Another meeting is planned for this fall after BeltLine officials review the draft plans and public comments. What do you think, Atlanta? Are you on board with this vision? </video:description>

<video:title>Fulton County Wants $78M — But Are Homeowners Paying the Price?</video:title>
<video:description>Fulton County is proposing a new 9.87 millage rate that would raise an additional $78 million in property taxes — and Atlanta homeowners are pushing back. At the first public hearing, residents voiced concerns about rising insurance costs, fixed incomes, and being pushed out of their communities. But the real heat? People are demanding that corporations and luxury real estate owners — including developments in Midtown and Buckhead — start paying their fair share. Some even called out tax breaks given to Microsoft and Elon Musk’s data center in Atlanta, saying they’re harmful to both the economy and the environment. The next meeting is August 6. Property tax appeals deadline: 45 days from the date on your letter. Homestead exemption: Also extended 45 days from your assessment date </video:description>

<video:description>Another major setback for one of Atlanta’s biggest trail projects. The connector that would’ve linked PATH400 to the BeltLine and beyond is now in jeopardy of losing a $25M grant. This impacts more than just trails — It affects how we move, how neighborhoods grow, and even real estate values across the city. City leaders are trying to save it, but the future is still uncertain... Should we keep counting on federal funds — or find another way? </video:description>
