Five months ago, Elyse Buckhead was a newly cleared construction site with nearly $60 million in pre-sales.

Now the crane is up, the developer says contracts have passed $100 million, and the delivery date has become a two-quarter window stretching into 2029.

That is the update.

When AVV covered the project’s April groundbreaking, Kolter Urban was beginning work on a 20-story tower with 194 condominiums at 102 West Paces Ferry Road, beside the St. Regis Atlanta.

The residences still will not be ready for more than two years.

What $100 million means

Kolter Urban’s figure represents signed sales contracts, not closed sales. Buyers cannot close on homes that have not been completed.

The developer has not disclosed how many of the tower’s 194 residences are represented by the $100 million. Because individual prices range from just under $1 million to nearly $6.8 million, the dollar total cannot tell us what percentage of the building is committed.

What it does show is continued demand. The reported total moved from nearly $60 million at groundbreaking to $90 million in June and has now crossed $100 million.

That is an increase of more than $40 million since April, not quite a doubling.

The price moved too

The project launched with residences starting at $1 million. The lowest current listing is $992,000 for a 1,436-square-foot home with one bedroom and two bathrooms.

At the other end, a 4,032-square-foot penthouse is listed for $6.799 million. It includes three bedrooms, five bathrooms and a den.

We also need to correct the headline on our April coverage. We called Elyse Atlanta’s priciest condo yet. That was too broad. A penthouse at the neighboring St. Regis Atlanta sold for $13.9 million in 2023.

The claim that holds is narrower: Elyse carried Kolter Urban’s highest Atlanta entry price when sales launched.

Construction is moving, but delivery is still distant

The project broke ground in April, and its construction crane went up in July.

Delivery is now scheduled across the fourth quarter of 2028 and the first quarter of 2029. That gives the development a six-month window rather than one firm completion date.

For buyers, that timeline matters more than another presale milestone. It determines when contracts can become closings and when anyone can receive a key.

For nearby businesses, the effect comes even later.

Elyse will be completely residential, with no public retail planned inside the project. Its approximately 63,000 square feet of amenities will be reserved for residents and include pools, private dining, wellness spaces, pickleball, a screening theater and a sports simulator.

Any new customer traffic will have to leave the property and reach the restaurants, shops and services already operating around Buckhead Village, including businesses such as Purely Pampered Nail Spa.

That opportunity begins when residents move in, not when contracts are signed.

My Take

Passing $100 million in contracts is a meaningful sign that buyers still want this project. The crane is evidence that it has moved beyond an announcement. The next number that matters is not another presale total. It is how many homes close, at what prices, and whether residents receive their keys by early 2029.
