About

About This Program

Long-term, fixed-rate SBA 504 loans through Certified Development Companies for buildings, land and major equipment that create jobs.

The SBA 504 loan program provides long-term, fixed-rate financing for major fixed assets that promote business growth and job creation. Loans are made only through Certified Development Companies (CDCs), SBA's community-based nonprofit partners, working with a senior lender. The maximum 504 loan is $5.5 million. Loans can pay for buying, building or renovating buildings or land, long-term machinery and equipment with at least 10 years of useful life, and certain qualified debt refinancing. They cannot be used for working capital, inventory, or speculation or investment in rental real estate. Terms of 10, 20 or 25 years are available, with interest rates pegged to an increment above the 10-year U.S. Treasury rate. The business must operate for profit in the U.S., be small under SBA size rules, and show qualified management, a feasible business plan, good character and the ability to repay. To apply, find a CDC on SBA's list or contact the SBA Georgia District Office.
