About

About This Program

Invest Atlanta loans of $25,000 to $250,000 (up to 20% of costs) at 1% to 3% to help existing Atlanta businesses buy commercial property.

Invest Atlanta's Atlanta Commercial Down Payment Assistance Loan Program helps existing small businesses buy, and renovate, a commercial building in the City of Atlanta, with emphasis on low-income census tracts, Federal Opportunity Zones, disadvantaged neighborhoods and New Markets Tax Credit areas. Direct loans cover up to 20% of costs, from $25,000 to $250,000, at 1% to 3%. Terms run up to 10 years with a six-month deferment, amortized over 25 years, with no prepayment penalty. Owners who keep the property more than 10 years can re-amortize the balance over 15 years at 3%, and after 10 years of consistent payments a business can apply to convert the loan to a grant. The business must occupy at least 50% of the building. The application fee is $100. To start, attend one of Invest Atlanta's monthly small business webinars or quarterly networking events, then apply online through Invest Atlanta's application portal. All Invest Atlanta loans depend on available funds.
