About This Short
Crescent Communities' Novel Blandtown is nearly topped out on Huff Road, but the ground-floor retail that was supposed to activate the street is gone. In this video I break down why they swapped it for a temporary urban plaza, why that is actually a smarter move than it sounds, and what it means for a neighborhood that is adding hundreds of new residents over the next 18 months. The project sits on 3 acres with 250 units, 322 parking spaces, and a pool deck, and with Empire Communities' Longreen project down the street, Blandtown is about to hit a tipping point. For the full story, read the blog: Novel Blandtown Drops Retail for Urban Plaza on Huff Road.
Crescent Communities removed the ground-floor retail component from Novel Blandtown and replaced it with a temporary urban plaza designed for farmers markets, food trucks, and community events. The reason is a classic chicken-and-egg problem: retailers want density and foot traffic before signing a lease, and the neighborhood is not there yet. A programmed plaza keeps the street active without the dead zone that empty storefronts would create while the market catches up.
